Flat Roof Restoration

In some parts of the country, flat or low slope roofs are the norm for commercial businesses.  Flat roofs have their own unique characteristics and failure risks.  How do you know if your commercial flat roofing system is in need of restoration?  Key indicators may include:

Inside Your Building

  • Mold. The development of molds or mildew on the ceiling or walls of your building is a dead giveaway to the presence of moisture.  Not only unsightly, these can have a serious detrimental health impact on your customers, employees or even yourself.
  • Bubbling. The presence of bubbling in the ceiling or walls is another key indicator that moisture is present.  The most likely culprit of that moisture is a failure in your existing flat roofing system. The moisture can lead to structural deficiencies within the building itself if left unaddressed over time.
  • Discolorations. Discoloring in the ceiling, especially rust or brownish discolorations, is another warning system of the presence of moisture.  These are commonly found in corners or around venting systems that lead directly to protrusions on your roof.
  • Dripping Water. This particular indicator is pretty obvious.  If you have water dripping through your ceiling, you definitely need to give Roman’s Roofing and Restoration an immediate call!

On The Roof

  • Ponding Water.  Flat roofs are particularly susceptible to “ponding” or standing water.  Uncorrected, this can lead to roofing system breakdown and, ultimately, roofing system failure and associated leaks.
  • Gaps. Seams that show gaps or buckling are seams that are no longer protecting your roofing structure and business.
  • Rusty flashing. If the flashing surrounding the various protrusions on your commercial flat roof shows indications of rust, that flashing is not being protected properly from the elements.  Given time, moisture will find a way into your existing system and into the structure itself.
  • Cracks or Splits. Any indication of cracking, splitting, breaking or peeling in your commercial roofing system is cause for alarm and an immediate call to Roman’s Roofing and Restoration!

Restoring Your Commercial Flat Roof

Restoration of your commercial flat roof system is generally a straightforward process.  When you call Roman’s Roofing and Restoration, you should expect:

  • Inspection. One of our experienced professionals will schedule a consultation with you to examine your existing system and identify any areas of immediate concern.  You will then be provided with our best recommendations based on your situation and budget.
  • Prep. As needed, your existing system will be “prepped” for the restoration product.  A common flat roof restoration is the addition of a single-ply membrane system.  In this instance, any existing seams will be covered with a material-based covering.  Protrusions, and their associated flashing, will also receive this same preparation.
  • Application. The seamless single-ply membrane materials will then be applied directly to the cleaned and prepped roof.  By providing a seamless membrane, the most common area of leaks and failure are totally eliminated.
  • Cleanup. After application is completed and your new roofing system is in place, the entire area is cleaned up, leaving only a beautiful job well done behind.
